Not every stain needs the same treatment

Organic buildup usually responds to exterior cleaning. Rust, petroleum-based staining & other specialty marks often require a separate treatment process.

Automotive oil can penetrate porous concrete. Treatment focuses on breaking down and lifting as much contamination as reasonably possible.

Why It Matters

Pressure alone is not stain chemistry

More pressure is not automatically more cleaning. On specialty stains it can leave the stain behind while creating visible damage or an uneven cleaned spot around it.

  • Small stains can often be treated without unnecessarily cleaning a huge surrounding area
  • Results are evaluated after the surface is rinsed and allowed to change appearance as it dries

Unlike surface dirt, petroleum contamination can penetrate porous concrete. That makes oil treatment a process of improvement rather than a promise that every old stain will disappear completely.

A treatment appropriate for the suspected stain is applied, allowed to work and agitated or repeated when appropriate.

Rinse & Reassess

The area is rinsed and evaluated. Additional treatment may help, but the surface itself determines when further work stops being productive.

Common questions

Can every oil stain be completely removed?
No. Oil can soak deeply into porous concrete. Treatment can often produce substantial improvement, but complete removal depends on the contaminant, age, depth, concrete condition and previous attempts.
Is rust treatment included with a normal house or driveway wash?
Specialty rust treatment is generally separate because it uses different chemistry and requires additional evaluation and treatment time.
Can you treat rust on stucco or painted surfaces?
Some rust stains on stucco and painted exterior surfaces can be treated, but the finish and condition of the surface need to be considered before treatment.
Why not just use more pressure?
Pressure removes material from a surface; it does not necessarily neutralize or dissolve the stain causing the discoloration. Excess pressure can also damage concrete, paint, stucco and other exterior finishes.
Can you identify a stain from a photo?
Photos can usually narrow down the likely cause and help determine the next step. Some stains still require an onsite look or a small test area before a treatment plan is selected.
